To choose a trustworthy estate agent in Fethiye, check the business’s authorisation certificate, real office, local experience, authority to advertise the property and written fees. Then assess how clearly the adviser answers your questions, explains uncertainties and supports independent checks.
If you are buying from the UK or visiting Fethiye for a short viewing trip, choosing who to work with matters as much as choosing which homes to view. Clear English communication is useful, but you also need someone who understands the local market and can explain what still needs to be verified.
At Apple Estates, known locally as Apple Emlak, we have worked in Fethiye since 2002. These eight checks reflect the questions we recommend asking any agency, including our own.
1. Check the estate agency’s authorisation certificate
Begin with the business’s Taşınmaz Ticareti Yetki Belgesi, Türkiye’s real estate trading authorisation certificate. Ask for its registered business name and certificate number, then use the Ministry of Trade’s official TTBS certificate enquiry to check the record.
Apple Emlak’s real estate trading authorisation number is 4801696. You can ask us to show you the certificate and explain the registered business details.
Authorisation is a starting point when comparing agencies. It does not guarantee the accuracy of every statement about a property or replace your own assessment of service and transparency.
2. Verify the office and the agency’s track record
Check that the agency has an identifiable office, consistent contact details and a history you can investigate. If possible, visit before committing to a purchase. Meeting the people handling your enquiry can help you understand who will organise viewings and answer questions when you return home.
Read reviews for specific experiences: how the adviser communicated, explained costs, dealt with problems and stayed available after the sale. A star average or an established trading history should form part of your judgement rather than decide it on its own.
Our local office
Apple Estates was founded in Ölüdeniz, Fethiye, in 2002 and moved to central Fethiye in 2010. Today we work from Çarşı Caddesi, at Cumhuriyet Mahallesi, No: 35/C. You are welcome to visit our Fethiye office and discuss your plans over a cup of tea.
Clients returning years later or introducing family and friends are a valued part of our work. Those relationships have helped us get to know the people of Fethiye as well as its streets and properties.
3. Assess professional training and practical local knowledge
An adviser should be able to explain their professional background and show how their knowledge applies to the locations you are considering. A family looking for a central flat, a couple considering an Ovacık villa and a buyer exploring land in Seydikemer need different advice.
Useful questions include:
- What is this area like in winter as well as summer?
- Can I realistically manage daily life here without a car?
- How steep are the roads and walking routes?
- What should I expect for parking, shops and year-round services?
- Which official records are needed to assess a plot’s permitted use?
Our property advisers, Cem Sucu and Mustafa Alper, are graduates of Anadolu University’s Real Estate and Property Management programme. We combine that education with practical experience of Fethiye and the surrounding districts.
For an initial comparison of neighbourhoods, read our guide to the best areas to buy property in Fethiye. The next step is to test the shortlist against your daily routine on the ground.
4. Check that the property is real and the agency is authorised to advertise it
Ask whether the property is currently available, when it was inspected and how the agency obtained authority to market it. Photographs and a detailed description should lead to a clear explanation of the actual property being offered.
The Ministry of Trade’s Electronic Listing Verification System, or EİDS, checks identity and authority to advertise. This is different from the agency’s business authorisation certificate: one concerns the listing; the other concerns the business.
How we take on a property
At Apple Estates, we obtain the necessary marketing authorisations, inspect properties in person and seek to check available official information, including title and parcel records. EİDS verification forms part of the listing authorisation process.
An authorised listing is not a certificate that the property is free of legal, planning or structural problems. Those matters need separate investigation before the buyer commits.
5. Look for advice that fits your life and budget
Notice what the adviser asks at your first meeting. Budget and bedroom count are useful, but they rarely tell the whole story.
Will you live in Fethiye throughout the year or use the home for holidays? Do you need schools, level walking routes or nearby healthcare? Will you drive? How much pool, garden and communal maintenance are you comfortable with? Are you considering letting the property, subject to the relevant permissions and rules?
The answers should shape both the area shortlist and the viewing programme. The adviser should also explain significant drawbacks: a steep approach, seasonal services, ongoing costs or a known property issue may matter more to you than another attractive photograph.
Our approach
We begin by listening to the kind of life the buyer wants. For a family move, we discuss schools, transport and daily facilities. For a holiday villa, we look at upkeep, pools and gardens. Where a buyer is considering letting, we discuss the need to investigate the property’s permitted use and rental requirements.
We aim to disclose known problems and material disadvantages early so clients can compare the options with a clearer understanding of their responsibilities.
6. Expect clear answers about title, planning and independent checks
An agent should explain what is known, what remains uncertain and which records or professionals can resolve the uncertainty. Buying a flat raises different questions from buying a field, a shared-title property or a home within a protected area.
Ask how the following will be investigated where relevant:
- The registered owner, title details and any co-ownership
- Mortgages, attachments, annotations and other restrictions
- Condominium title (kat mülkiyeti) or construction servitude (kat irtifakı)
- Approved building plans, occupancy documentation and later alterations
- Parcel boundaries, access, zoning and permitted use
- Archaeological, natural or other protected-area status
- Eligibility for transfer to the particular buyer
Some properties around Fethiye are affected by sit alanı or other protection designations. The precise classification matters, and an attractive appearance does not answer the legal questions.
A helpful adviser should recognise when a question needs a lawyer, engineer, municipality or Land Registry enquiry. For British buyers, GOV.UK recommends independent legal advice before committing to a purchase or paying a deposit. Choose a lawyer who is independent of the seller and the seller’s agent.

7. Agree estate-agent commission and other costs in writing
Ask for an itemised explanation of the agency fee, VAT, payment timing and other anticipated costs before making a financial commitment.
Under Türkiye’s Regulation on Real Estate Trade, the total sales brokerage fee cannot exceed 4% of the sale price, excluding VAT. It is shared equally by buyer and seller unless otherwise agreed in writing.
Apple Estates’ standard arrangement is 2% from the buyer and 2% from the seller, plus VAT on the agency fees. The 4% figure is the combined ceiling before VAT, not a 4% charge to each party.
Property viewings cannot carry a separate showing fee. A viewing form records a showing; it is not a charge for access to the property. Read its terms and retain a copy.
Agency commission is separate from title-deed transfer charges, Land Registry service fees and transaction-specific professional costs. Have the written agreement explain who pays each item and when. If two different charges happen to use the same percentage, they still need separate entries in your budget.
8. Look for clear communication through negotiation and completion
Buyer and seller should have the same understanding of the price, currency, included contents, deposit terms, outstanding checks and intended timetable. Ask who will record the agreement, provide copies of documents and keep you informed while you are outside Türkiye.
At Apple Estates, we help the parties establish their main terms and, where both wish, meet at our office to discuss them directly. We coordinate practical arrangements with the bank and Land Registry and help organise the people and documents involved.
Ask how contracts will be explained and how a sworn translator will be arranged if you need one. Confirm the payment arrangements for the particular transaction with your independent lawyer and bank before transferring funds.
Completion should leave you understanding what you have bought, what you have signed and which responsibilities remain. It is also worth discussing the practical support available afterwards, especially if you will spend part of the year abroad.
Frequently asked questions
How can I check whether an estate agent in Fethiye is authorised?
Ask for the registered business name and Taşınmaz Ticareti Yetki Belgesi number, then check the Ministry of Trade’s TTBS certificate enquiry. Ask the agency to explain any difference between its trading name and its registered details.
Does EİDS verification mean a property is safe to buy?
EİDS checks identity and authority to advertise. You still need the relevant title, planning, legal and physical-property checks. It does not replace independent advice.
How much commission does Apple Estates charge on a sale?
Our standard arrangement is 2% from the buyer and 2% from the seller, plus VAT on the agency fees. Confirm the fee, allocation and payment conditions in writing for your transaction.
Should a UK buyer appoint an independent lawyer?
GOV.UK recommends independent legal advice before committing or paying a deposit. An English-speaking estate agent can help coordinate the process, while your independent lawyer advises on your own legal position.
