Taşyaka—often written as Tasyaka in English-language property searches—is one of Fethiye’s most practical neighbourhoods for year-round living. Its central position, broad choice of apartments and useful transport connections make it popular with local families as well as people moving to Fethiye from elsewhere in Türkiye or overseas.

However, Taşyaka is not one uniform residential area. Everyday life around Erasta Shopping Centre is quite different from life in Deliktaş or in a sea-view apartment higher on the slopes. A home can be close to shops and relatively easy to reach on foot, or it can trade some of that walkability for more space, a fresher breeze and a wide view across Fethiye Bay.

Based on our experience of living and working in Fethiye, we find it useful to think of Taşyaka as three distinct living areas.

1. Central Taşyaka around Erasta

The area surrounding Erasta Fethiye Shopping Centre is the busiest and most central part of Taşyaka. Shops, supermarkets, pharmacies, cafés, restaurants, schools and Fethiye’s intercity coach station are all nearby. For many residents, most ordinary errands can be completed without driving.

This is the part of Taşyaka that feels most closely integrated with central Fethiye. Public transport provides connections towards the town centre, Karagözler, Çalış and other residential districts. Erasta itself is also a useful point of reference when explaining the area to someone who does not yet know Fethiye well.

The housing stock can be older than in the neighbourhood’s newer upper sections. Conventional apartment buildings are common, while large managed developments with pools and landscaped grounds are less numerous than farther uphill.

Its principal advantage is straightforward: central Taşyaka offers one of the more practical versions of everyday life in Fethiye. It can suit working residents, families, retirees who value nearby amenities and buyers looking for an apartment with broad year-round rental appeal. As always, rental use and any required permissions should be checked for the individual property.

2. Deliktaş: a quieter setting without leaving town behind

Deliktaş is only a short distance from central Taşyaka, but the atmosphere begins to change. Traffic and street activity generally feel less intense, while supermarkets, restaurants, pharmacies and other daily services remain accessible.

Newer buildings, larger apartments and homes within managed residential complexes become easier to find. In Türkiye, these developments are commonly called a site: a group of homes sharing facilities such as gardens, parking or a communal swimming pool, usually with a regular maintenance charge known as aidat.

Deliktaş can work particularly well for someone who wants to remain close to Fethiye’s centre but would prefer a quieter street, a more modern building or a home within a maintained complex. Its slightly elevated position can also feel breezier than the lower town during warm weather, although orientation and airflow vary from one property to another.

3. Upper Taşyaka and the Patlangıç slopes

Some places commonly described as upper Taşyaka fall administratively within Patlangıç. Local people and property buyers may still refer to the wider hillside around the upper minibus stops as Taşyaka, so it is worth checking the official address rather than relying on an advert’s area label alone.

The defining attraction here is the view. Apartments with open outlooks over the town and Fethiye Bay are much easier to find on these elevated streets than across most of the level town centre.

As the roads rise, buyers may also find newer or more spacious apartments, managed complexes, communal pools, easier parking and more open surroundings. In some cases, the same budget can secure more internal space or a better-equipped development than it would closer to Erasta.

The trade-off is the gradient. Having a car can make life considerably easier, especially when carrying shopping or for anyone with limited mobility. Local minibuses—known as dolmuş—and public transport routes serve Taşyaka and connect it with Erasta, Fethiye’s coach station, central districts and Karagözler. Nevertheless, the exact walking route from an apartment to the nearest stop should be tested in person rather than judged from a map.

Small supermarkets and everyday shops are also found in the upper area, so residents do not necessarily need to travel downhill for every basic purchase.

If seeing the sea from home, enjoying a fresher breeze and having more open surroundings are important to you, the hill may be an acceptable price for those advantages. If effortless walking is the priority, central Taşyaka will usually make more sense.

What types of property are available in Taşyaka?

Taşyaka has one of Fethiye’s broadest selections of apartments. Two-bedroom and three-bedroom flats are particularly common, alongside larger duplex homes and apartments in developments with communal pools or gardens.

One-bedroom apartments do appear, but they are generally less common than larger family layouts. Building continues in some of the developing sections, so buyers can compare established apartment blocks with newer buildings and modern residential complexes.

For buyers seeking a pool development suitable for everyday living rather than a purely seasonal resort environment, Taşyaka can be a compelling alternative to Çalış. Çalış remains attractive for its level terrain and beach lifestyle, while Taşyaka often provides a more residential atmosphere and a different balance between space, elevation and price.

Who is Taşyaka best suited to?

One of Taşyaka’s strengths is that it does not cater to only one type of resident. Depending on the precise street and property, it can suit:

Taşyaka is less likely to suit someone whose main priority is a detached villa with a large private garden or a high-end resort setting. For those requirements, selected parts of Ovacık, Çalış, Akarca or Göcek may be more appropriate.

Everyday life and transport

Taşyaka remains active throughout the year. Schools, supermarkets, pharmacies, restaurants, cafés, the shopping centre and the coach station continue to support ordinary local life outside the summer season.

This is an important distinction for an overseas buyer. Some of Fethiye’s tourism-led districts become noticeably quieter in winter, whereas Taşyaka continues to function as a lived-in residential neighbourhood. That makes it worth considering for permanent relocation, retirement or longer stays outside the traditional holiday months.

Public transport is another strength. Current municipal routes connect Taşyaka with central Fethiye, Karagözler, the state hospital and other districts. Routes and timetables can change, so buyers who expect to rely on them should consult the current MUTTAŞ information and test the journey from the particular property.

Can you live in Taşyaka without a car?

In central Taşyaka, particularly around Erasta, living without a car can be realistic because everyday services and transport are nearby. In Deliktaş and the upper sections, the answer depends much more heavily on the precise road, gradient and distance to a minibus stop.

This is especially important for retirement planning. A listing may describe a home as being close to the centre while overlooking a steep approach road. During a viewing, walk the route you would actually use, including the journey to the nearest shop and transport stop.

What is parking like?

Parking can be an important consideration across central Fethiye. Not every Taşyaka apartment building has private parking, but its wider streets and less compressed development can make finding a space easier than in some older central neighbourhoods.

Newer complexes may provide shared or allocated parking. Buyers should confirm whether a space is legally allocated, simply used by convention or available on a first-come basis.

What is Taşyaka like in summer and winter?

Taşyaka is a twelve-month neighbourhood rather than a summer resort. The rhythm becomes busier during the warmer months, particularly around Erasta and main roads, but shops and services do not disappear when the holiday season ends.

Higher apartments can benefit from more air movement and open views. In winter, however, buyers should also consider orientation, natural light, glazing, heating provision and exposure. A beautiful summer balcony does not tell you how comfortable the property will be in January.

What affects apartment values within Taşyaka?

Two apartments of similar size can have substantially different asking prices. An open sea and town view is one of the clearest differentiators, particularly where future development is unlikely to block it. Elevation alone does not create the same value if the outlook is restricted.

Other important factors include:

Values and market conditions change, so we prefer to compare an individual property with genuinely similar homes rather than rely on a neighbourhood-wide average.

A common misconception about Taşyaka

People unfamiliar with Fethiye sometimes assume Taşyaka is an outlying suburb removed from town life. In reality, much of it is closely connected to the centre and contains some of Fethiye’s most useful everyday infrastructure.

It is also incorrect to assume that all Taşyaka housing is old. Deliktaş and the upper sections contain newer buildings and modern complexes alongside established apartment blocks.

Equally, no neighbourhood name can guarantee the structural condition or ground safety of an individual building. Appropriate technical and official checks must be carried out for the specific property before purchase. Our property inspection and due-diligence guide explains the wider points buyers should consider.

What we check when viewing a Taşyaka apartment

1. Management of the residential complex

A swimming pool and landscaped garden add value only if the shared areas are maintained properly. We ask how the complex is managed, what the regular charge covers, whether payments are up to date and whether significant work is planned.

2. Building, roof and terrace condition

The overall maintenance of the building matters as much as the decoration inside the apartment. Roof and terrace condition deserve particular attention in top-floor and duplex homes.

3. The real walking route

Taşyaka covers very different terrain. A walkable flat near Erasta and a panoramic apartment on an upper slope may carry the same area name but offer completely different daily routines.

4. Whether the outlook can change

If the view is central to the price and your decision, investigate the land and development possibilities in front of the property rather than assuming the outlook will remain open.

5. Year-round comfort

Check sunlight, ventilation, glazing, heating, cooling and storage—not just the features that stand out during a summer viewing.

Frequently asked questions about living in Taşyaka

Is Taşyaka a good place to live all year?

Yes, for many people. Taşyaka is an established residential neighbourhood with shops, schools, restaurants, transport and other services operating throughout the year. The precise location should still be matched to your preferred level of walkability and activity.

Is Taşyaka suitable for retirement?

It can be, especially close to Erasta and established transport routes. Buyers with mobility concerns should pay close attention to gradients, lift access and the actual walking route because the upper sections can be steep.

Do I need a car in Taşyaka?

Not necessarily in central Taşyaka. A car becomes more useful in Deliktaş and on the upper slopes, although public transport serves the wider neighbourhood.

Are there sea-view apartments in Taşyaka?

Yes. The upper Taşyaka and adjoining Patlangıç slopes contain some of the stronger apartment views across Fethiye Bay. Buyers should check whether future development could affect a particular outlook.

Is upper Taşyaka officially part of Patlangıç?

Some properties commonly marketed or described locally as upper Taşyaka have an official Patlangıç address. The title deed and municipal records—not the wording of an advert—establish the administrative location.

Finding the right part of Taşyaka

If you want walkable everyday convenience, begin around central Taşyaka and Erasta. If you prefer a newer complex while remaining close to town, consider Deliktaş. If a sea view, space and open surroundings matter more than a level walk, the upper slopes may offer the better match.

There is no universally best part of the neighbourhood. The right choice depends on how you expect to live in the property.
